Christina Tennant

Managing Associate, Real Estate

I have a wide range of experience in commercial property transactions.

I act for investors who are buying and selling properties, and for landowners and developers on the acquisition and development of sites.

I’m a specialist in property finance work.  So I advise lenders and borrowers on all the real estate aspects of finance transactions.

I also deal with landlord and occupiers work and general real estate management.

  • I advised an organisation on the sale of their flagship building for circa £40,000,000

I helped negotiate a short term leaseback to allow them to find and fit out new premises, dealt with the security over the property for the deferred payments of the purchase price and advised on complicated overage arrangements.

  • I led the real estate and corporate team advising on the transfer of over 100 properties with an aggregate value of over £60,000,000 from off shore companies to English companies.

We dealt with the refinancing of the various loan facilities, the novation or release of the existing security packages and the grant of new security packages over the properties and other assets. This involved over 100 legal documents, and liaising with the four lenders’ solicitors, the off shore administrators, the various landlords and the Land Registry to co-ordinate the transaction in a short timescale.

  • I am acting for a client moving to new headquarters in London on a 10 year lease with a rent of circa £2,000,000 per annum

I have translated complicated practical issues (relating to the upkeep and fit out of the premises and the landlord’s redevelopment of the remainder of its estate) into the legal documents, to ensure a successful collaborative relationship between the landlord and the tenant going forwards.

  • I led the real estate team advising a hotel investor on acquiring four boutique hotels from administrators for a purchase price in excess of £51,000,000.
  • I advised a developer on acquiring and developing a £200,000,000 mixed use office led site and hotel gateway site.
  • I led the acquisition (by way of forward funding) of a data centre site for a purchase price of £155,000,000, on behalf of a real estate fund.
  • I dealt with the financing by a Swiss based investor of a trophy building in Canary Wharf, with a value of £115,000,000.
  • I led on the financing by an investment bank of a private hospital for £52,000,000.
  • I manage various investors’ property portfolios in Central London.
  • I act for corporate occupiers and retail clients on their occupational properties in England.
